Work commences on former petrol station site

A twelve year wait for any sustainable action on the former Syon Gate Garage site at the corner of Syon Lane and Great West Road is about to end as owners, Access Self Storage, are about to implement the permission granted by Hounslow Council Planning Committee on 2 May 2019.

This will be a maximum six storey, storage only development as opposed to earlier ambitions for something more than twice the size including residential.

As with all these major schemes, permission was given subject to a fair few conditions just being finalised, including the all important to residents at least, Construction Logistics Plan. This suggests a six stage build sequence through to around September 2021 although mostly indoors and describes delivery vehicle routes (Great West Road, Syon Lane, Northumberland Avenue), hours of operation (should be, Monday to Friday 08.00 to 18.00, Saturday 0.900 to 13.00, not on Sunday or a Bank Holiday without council permission) and a fair bit more.

A contractor, Harmonix Construction, has been appointed as has a Project Manager, Troy Hunter, whose email is troy@harmonixconstruction.com and telephone is 079 3950 9552.

Construction, starting with piling, should commence in mid-June 2020.

I have asked for regularly delivered bulletins for residents, the maisonettes from Northumberland Gardens to at least to Redesdale Gardens and nearby homes on Great West Road. The first issue can be found here.

Will make a change from the unauthorised site incursions experienced by residents.

Finally, the developer has advised to expect an amending planning application looking to increase the height by approximately 1.5m to address a need to increase internal floor to ceiling heights.

Adini Building 891 Great West Road: New planning applications

Following the public meeting held at the Adini Building on 10 January 2018, the owners have submitted two new planning applications that are now being consulted on.

Adini Building 891 Great West Road: picture of revised proposal for commercial element

Hounslow Council’s planning case officer has advised of two separate applications:

Commercial element application reference 00505/891/P5: the front of the existing Adini building would be kept and extended behind up to 5 storeys.  There would be a reinstatement of light railings to the front as original design.  This is a completely different scheme than the original submission.

Residential element application reference 00505/891/P4: there would be a set back on the fourth floor away from the Warkworth Gardens resulting in one less flat than the original submission (15 flats now proposed) and no windows on side elevations.  The existing historic wall to Northumberland Avenue will still be kept and relocation of cycle storage together with some window and elevational alterations to the front and rear.

More detail can be found on the Hounslow Council website planning pages, here, using the above references.

Some computer generated images can be seen here and the formal consultation letter here.

Although residents may have responded to the earlier applications, they would, due to the more than minor changes, be encouraged to provide fresh comment on these two new submissions.

Adini have been asked whether they would host another event, a response is awaited and will be shared should one be arranged.

Long awaited improvements at Syon Lane

Looking at the photo archive kept for Syon Lane since late 2014, it is very pleasing that work with residents and Hounslow Council’s Traffic Team is about to bear fruit.

Syon Lane green verges to be protected between Gillette Corner and Macfarlane Lane

Not neglected but in parts worn and suffering from the impacts of limited resources to enforce and repair, funds were sought and now identified to remedy effects of haphazard parking on the green verges.

It’s an association going back to the last time of trying to represent this slice of Osterley and Spring Grove Ward in the 1990s when it was part of the former Isleworth North Ward. One concern then was the environmental impact of the new Tesco store to be built on the former United Biscuits factory. At the time, concessions and funding were won to sympathetically beautify and improve the access to the shops and homes between 38 and 150 Syon Lane.

Scoping the proposed verge protection works on Syon Lane, Isleworth

Later this month, works will begin to install bird mouth fencing around the green areas together with additional lighting, details shered with residents can be seen here and here.

Noting that this will improve the environment of one part of Syon Lane, residents’ concerns still remain for the environment further north along this busy road and these will continue to be pursued.
